雖然區議會已淪陷，自己社區自己救。

反對香港仔海濱公園位於香港仔魚類批發市場以東旁邊的地點
食肆（在社區重點項目計劃（南區）漁民文化中心內）（A/H15/267）規劃申請
我反對 A/H15/267 規劃申請理由如下：
1. 擬議的建築物高度（14.45米），遠高於鄰近建築物的高度（3至8米），與附近海濱的環境並不協調。
2. 該建築物及擬議的食肆用途，須顧及與鄰近地方的關係。擬議建築物在視覺上與鄰近地方完全不配合。
3. 擬議建築物建於公共空間，其主水平基準超過15米，長度亦逾100米，必須進行空氣流通評估，而申請人並未提供相關資料。
4. 項目總樓面近1,300平方米，位處現有公共空間，申請人並未提供交通及人流影響評估。
5. 申請人並未提供土力評估，證明該位置能負荷擬議的建築物。
6. 規劃署及民政事務總署，有否諮詢候任的香港仔選區區議員任葆琳？
7. 申請人並未提供擬議海鮮食肆帶來的污染影響。
8. 申請人文件並未證明擬議建築物如何符合現有環保條例中，就排水、空氣污染、噪音管制、廢水管制等的要求。
9. 文件並未交代擬議食肆的位置、座位表及可招待的顧客數目。
10. 擬議項目廚房排放的廢氣會否影響利群商業大廈或香港仔中心？
11. 食環署就申請食肆牌照的指引規定，食肆只可設於批准作非住宅用途的處所。
My justifications to AGAINST/NOT SUPPORT the A/H15/267 application are listed below:
1. The proposed maximum building height is significantly higher than the nearby built structures (about 3m to 8m) which is not compatible along the promenade area.
2. The building bulk and design of the proposed development should take into account its relationship with the promenade. The proposed structure is completely not visual compatibility to the surrounding area.
3. As the proposed building is higher than 15mPD (including the architectural feature/trellis). With lot frontage exceeding 100m in length, developments within a public open space and on waterfront sites should conduct an air ventilation assessment which the applicant chose to ignore the required assessment.
4. As the proposed development site area is about 1300m2 and sitting on existing public space, there is no traffic impact assessment on pedestrians in the submitted report.
5. There is no geotechnical impact assessment to support/demonstrate the promenade ground condition can support the proposed development.
6. Have Planning Department/Home Affairs Department consult the newly elected District Council member in Aberdeen District (i.e. Miss. Pauline Yam)?
7. No document to assess the pollution impact from the proposed seafood restaurant.
8. No document to assess the drainage, noise control, treatment of wastewater (discharge standards) as stipulated in the relevant environmental ordinances.
9. No indication of eating place area, seating area and number of customers that can accommodate in the proposed eating place.
10. Will the kitchen exhaust to ABBA House or Aberdeen Centre?
11. Under the FEHD, a guide to application for restaurant linences, a restaurant shall not be situated in premises other than those approved for non-domestic use.
